Every builder installs timber and tile. What sets a studio apart is the principles behind how decisions get made, who you talk to, and what gets put in writing before any tool is lifted.
The Outside-In Method
Around 65% of a loft is built externally, with scaffolding, dormer and watertight roof completed before we ever come inside. Less dust, less disruption.
We routinely talk clients out of spending where it does not add long-term value to the home. We are paid to improve your house, not to maximise the invoice.

We build for the years our clients have not yet had in their homes. We do it slowly, quietly, and as carefully as we can manage. We will never be the cheapest, the fastest, or the biggest. We are trying to be the best in a small part of London.

Why outside-in matters
Most loft builds shower dust through every room from week one. Our method contains it. Same end result, far less mess along the way.
A typical build
Builders break through ceilings on day one. Dust travels into bedrooms, kitchens, and living spaces. Furniture covered for weeks. Family life on hold.
The Outside-In Method
We build the new structure externally first. The existing ceiling stays intact for around six weeks, sealing the rest of the home from the build. Family life carries on.
What to expect
Every project follows the same six stages. Each one is documented, so you always know what is happening, and what is coming next.

Site visit and chat. Listen to what you want, see the space.

Drawings, layout options, materials, and a clear quote.

Permission, party walls, building control, structural sign-off.

03 / Where we work
We work on residential projects in design-led neighbourhoods within a comfortable radius of our base. Period properties, Victorian terraces, Edwardian semis, Georgian townhouses, and the occasional new build.

What is included
Comparing quotes is hard because builders include different things. Here is everything that is in our quote, by default, with no asterisks.
If a competing quote is cheaper, ask whether all twelve of these are included. Often, several are not.
From a chartered structural engineer, included in the fee.
Drawings, inspections, completion certificate.
Notices served, surveyor instructed where needed.
If required for your project, we handle the application.

Most loft conversions take 10 to 14 weeks from scaffolding going up to handover. The first six weeks are mostly external work, so the disruption to daily life is minimal. We share weekly photo updates throughout so you always know where things stand.
Often not. Most loft conversions and many side-return extensions in our areas fall under Permitted Development, meaning no planning application required. Larger projects, listed buildings, conservation areas, or homes already extended need full planning. We assess this at the discovery visit and handle the whole application if needed.
Almost never. The Outside-In Method means around 65% of the work happens externally with scaffolding before we ever come inside. By the time we break into the house, you have a watertight roof above. Most families stay in their home for the entire project, with a few days of inevitable mess when the stairs go in.
Loft conversions in our area run roughly £2,000 to £3,000 per square metre, finished. Side returns and rear extensions run £2,500 to £3,500. Renovations vary too widely to quote per metre. These figures include everything: structural work, materials, finishes, fittings, certificates, and our fee. Cheaper builders often quote shell-only and pile costs back on as variations.
If your build affects a shared wall with a neighbour, you need a Party Wall Agreement. We handle the entire process: serving notices, instructing a party wall surveyor where needed, agreeing the schedule of condition. It is included in our scope, not a hidden cost.
Yes. £5 million public liability insurance on every project. All scaffolding is tagged and inspected. All site staff hold CSCS certification. We provide proof of insurance and all certificates in writing at the start of every project.
Every project comes with twelve months of free aftercare. Snags are fixed promptly without negotiation. After the first year, you have a relationship for life: most of our clients come back for the next project years later, and we still pick up the phone for issues with old work whenever they come up.
We deliberately keep our project list small, so lead times are typically two to four months from the first conversation. Larger builds with planning permission can run longer because of the planning timeline itself. If the timing matters, raise it at the discovery call and we will be honest about what is realistic.
